• Room Gift Certificates and Package Gift Certificates are Available.
• All rates include a splendid five-course breakfast in our formal dining room.
  
• Rates are based on double occupancy. Please add $40 per night for each additional guest.
• Rocky Springs Bed & Breakfast is a smoke-free property.
• We welcome well-behaved children over the age of 12.
• Any dietary needs are happily accommodated with adequate prior notice.
• Check In: 4:00 p.m.
• Check Out: 11:00 a.m.
• All reservations must be secured with payment via Visa^®, MasterCard^® or Discover Card^®.
• Cancellations or changes to your reservation incur a $35 fee and must be done 7 days prior to your check in date. Cancellations made after this time incur a fee of one nights lodging.

Rocky Springs Park is a privately owned park. For your safety and to ensure the enjoyment of the park by others, we have established a few important rules for photo sessions by photographers.

Please call or email the innkeeper to ask for permission to take pictures. We request 24 hours notice for photo sessions during weekdays and 48 hours notice during weekends. If the park is in use by a group, permission will be denied.

The site location charge per photo session is $25.00 for single subject photos, $50 for group or family portraits, and $100 for bridal party photos. Make check payable to “Rocky Springs Park LP” and give to the innkeeper or caretaker before your photo session or mail to Rocky Springs Park, 1441 Millport Road, Lancaster, PA 17602. A completed and signed copy of "Rocky Springs Park Photography Rules and Agreement" must accompany your payment. Click on the link to download and print the agreement.

• Vehicles should be parked near the front of the park next to Pennyland in the gravel area, keeping the driveway open. Parking spaces near the spring are for our Bed and Breakfast guests.
• Rocky Springs Bed & Breakfast is a smoke-free property.
• Pets must be leashed at all times.
• Lights may not be used at any time. Rice or confetti may not be thrown.
• The photography session must not interfere with the enjoyment fo Rocky Springs Bed and Breakfast guests.
• We ask that you do not enter any of the buildings. Do not climb on top of or crawl under any buildings. Respect our caretaker's living area and our guests who may be enjoying the decks and porches of the mansion and cottage by not taking pictures in those ares.
• Must be off the property by sundown.
